Board Functions & Responsibilities (April 2019)

General Operations:​ Coordinates functional areas of the HOA with the management company and focuses assistance and those activities pertinent to Deed Restrictions, the Declarations, HOA Rules and Regulations, community communications and efforts which foster a friendly and an aesthetically pleasing living environment. Acts as Board Liaison for Fining Committee

Vehicle Parking Management:​ review and oversee all aspects of community parking control policies to ensure existing rules and restrictions properly reflect current needs. Coordinates with respective committee to undertake periodic surveys and vehicle monitoring as the case may be to obtain information on community traffic issues and possible Declaration/HOA violations. Prepares and submits activity reports and recommendations to the HOA Board. Acts as Board Liaison for Parking Committee As Vice-President shall act in place of instead of the President in the event of their absence.

Financial:​ Reviews all financial data prepared by the management company, recommends banking, investment, collection and reserve strategies/decisions; prepares and submits activity reports to the HOA Board.

Tenant Lease:​ Reviews owner and prospective tenant lease information; approves or disapproves same (per Declarations) and coordinates applicable authorizations with the Community Development District (Lakeside Clubhouse) and the management company of the Homeowners Association. Prepares and submits activity reports to the HOA Board.

Architectural Control​ ​& Building Maintenance:​ Approves or disapproves architectural applications from residents consistent with established criteria in the governing documents. Responds to owners inquiries about building repair issues/concerns. Coordinates with respective Committee to undertake periodic tours of community buildings and through visual inspections provide reports on any issues requiring attention and/or any possible Declaration/HOA violations. Prepares and submits activity reports to the HOA Board. Acts as Board Liaison for Building Maintenance Committee

Landscaping & Grounds Maintenance:​ Responds to owners/tenants requests to assist with inquiries about the grounds and tree or plant concerns. Coordinates with respective Committee to obtain information through inspections, regarding issues or deficiencies requiring attention and/or any possible homeowner Declaration/HOA violations. Prepares and submits activity reports to the HOA Board. Acts as Board Liaison for Landscaping & Grounds Maintenance Committee.

Committee Functions

Fine Committee:​ Reviews Second Notice Violations and the position of the HOA Member receiving the violation along with the corresponding Declarations, Architectural Controls and Rules and Regulations. Votes whether to assess a fine and the amount. Reports results to the HOA President and Management Company.

Landscaping & Grounds Maintenance Committee:​ Undertake periodic inspections of the common area and homeowner property grounds Identify any issues or deficiencies that require attention, including possible homeowner Declaration/HOA violations, with a view to maintaining the overall uniformity and aesthetic appearance of the complex grounds. Record and report findings and recommendations to the HOA Board Liaison Officer

Building Maintenance Committee:​ Undertake periodic inspections of the exterior for homeowners building units. Identify any maintenance issues or deficiencies including possible Declaration/HOA violations requiring attention, repair or compliance by the homeowner.. Record and report findings and recommendations the HOA Board Liaison Officer

Vehicle Parking Committee:​ Undertake periodic surveys and vehicle monitoring to identify issues and needs requiring attention, including, any possible Declaration/HOA homeowner/tenant violations. Record and report findings and recommendations to the HOA Board Liaison Officer.
